Select Key Holders, LLC puts the transition at ease, offering peace of mind to the homeowner
and the firm, while satisfying most homeowner insurance policy requirements. Select Key Holders, LLC works directly with the executive homeowner to deliver optimal
professional residential property management.
Maintenance
While Select Key Holders, LLC is not a maintenance company or contractor, we work closely
with the Better Business Bureau and professional local referral services
as well as our own referrals to offer the homeowner the finest maintenance
services. We are on call 24/7 to address and respond to emergencies.
Select Key Holders, LLC draws from an agreed allowance for ancillary repairs and maintenance
such as plowing, lawn care, irrigation and minor repairs such as necessary
repairs.
Should a major repair be required, except
in an emergency situation, Select Key Holders, LLC will obtain bids from several contractors
and will submit these bids to the owner for approval prior to work
performed. Select Key Holders, LLC will follow through to insure that the work
is completed in a timely and worry free manner.
Select Key Holders, LLC is available
24/7. Messages are checked frequently and we have alert email
service, which notifies us instantly of an emergency. We also
are the contact people for all security services and the local police
department should an emergency occur.
Insurance
Homeowners and property owners are
expected to maintain homeowner’s insurance at all times. The
homeowner or corporation is required to submit a copy of the in force
policy to Select Key Holders, LLC for the file. The
policy must cover fire, casualty protection to the dwelling and insurance
for the furnishings.
Single Point of Contact
Select Key Holders, LLC is the point of contact for all issues. We
are the people who get called for any issues relating to the property,
regardless of the hour or day.
The single point of contact
has the following advantages:
- It offers the homeowner peace of mind.
- Alleviates the day to day hassle freeing the homeowner from logistical
issues and second party inquiries.
Utilities
Select Key Holders, LLC offers accounts
payable services for all utilities including oil, gas, electric and
telephone. Or utility bills can be forwarded to homeowner for
self-payment.
Mail Forwarding
Select Key Holders, LLC
remits all mail to the homeowner on a weekly basis in a secured envelope,
to insure that the homeowner receives all valuable parcels in a timely
fashion. Select Key Holders, LLC recommends that the homeowner permit us to set
up a post office box in the community that the property is located
in to insure that all mail is properly delivered. The average
cost for a post office box is approximately $76.00 annually.
A Select Key Holders, LLC managing partner will personally pick up the mail and remit
it once a week, or more frequently if desired.
Accounts Payable
All receipts, bills payable, and managements
logs are remitted to homeowner monthly or sooner if requested.
Contractual Agreement Between Select Key Holders, LLC and Client
Select Key Holders, LLC has a thorough written agreement containing the
covenants and agreements between the two parties with respect to the
rendering of services.

Daily and weekly
surveillance house checks can be scheduled to meet your
individual needs. Select Key Holder's LLC recommends a minimum of three house check surveillances per week. Select Key Holders, LLC's

your home while you are away. Our service provides you with

Deliveries
Your new living room furniture is scheduled
to be delivered today. You have run into a last minute schedule
conflict at work. Select Key Holders, LLC supervises and
signs for the delivery while you are at work.
Seasonal Trips
You are going to be
on vacation out of state for several months and the car battery needs
be kept charged. Select Key Holders, LLC will make sure the car starts when you
return from that long vacation.
Unexpected emergencies
You are at the airport when you realize that you left an electrical

Select Key Holders, LLC also brings professional residential property management directly to homeowners to meet their various needs including seasonal vacationing (1-3 months), short term vacationing (1-3 weeks), new home relocations, clientele, emergency matters and seasonal property.
Select Key Holders pays a finder's fee up to $500 to realtors for the referral of business and an appreciation fee to the office broker or manager on each referral that turns into an Select Key Holder client. Select Key Holders, LLC maintains the integrity of the house and property while it is on the market. Real Estate Brokers have become more dependent on Select Key Holders’ multi-faceted services. Our services are particularly valuable to the broker and buyer/seller during the prospective occupancy period, which can take up to one year to occur after the closing on the property. Many of our referrals come directly through the recommendation of area realtors as the homeowner places their trust in their realtors' opinions and referral.
