Maintenance
Select Key Holder's® Residential Estate Management maintains the highest standards in the properties that it manages. All of our service personnel are licensed and properly insured. Our clients are presented with a three step phase on all maintenance repair work orders accept emergency matters.
24/7 Emergency Service
Select Key Holder's® responds 24/7 to emergency alarm calls. Select Key Holder's® emergency switchboard is linked with the homeowner's home security monitoring station. When the alarm is activated Select Key Holder's® security team responds with local Law Enforcement and/or the Fire Department, taking immediate corrective action.
Insurance
Select Key Holder's® requires a copy of the current homeowners insurance declaration page in the file.
Single Point of Contact
Select Key Holder's® is the point of contact for all issues.  We are the people who get called for any issues relating to the property, regardless of the hour or day.

Utilities
Select Key Holder's® offers accounts payable services for all utilities including oil, gas, electric and telephone.  Or utility bills can be forwarded to homeowner for self-payment.
Mail Forwarding
Select Key Holder's® remits all mail to the homeowner on a weekly basis in a secured envelope, to insure that the homeowner receives all valuable parcels in a timely fashion.  Select Key Holder's® recommends that the homeowner permit us to set up a post office box in the community that the property is located in to insure that all mail is properly delivered.  The average cost for a post office box is approximately $76.00 annually.  A Select Key Holder's® managing partner will personally pick up the mail and remit it once a week, or more frequently if desired.
Accounts Payable
All receipts, bills payable, and managements logs are remitted to homeowner monthly or sooner if requested.
Contractual Agreement Between Select Key Holder's® and Client
Select Key Holder's® has a thorough written agreement containing the covenants and agreements between the two parties with respect to the rendering of services.

Deliveries
Your new living room furniture is scheduled to be delivered today.  You have run into a last minute schedule conflict at work.  Select Key Holder's® supervises and signs for the delivery while you are at work.
Seasonal Trips
You are going to be on vacation out of state for several months and the car battery needs be kept charged.  Select Key Holder's® will make sure the car starts when you return from that long vacation.
Unexpected emergencies
You are at the airport when you realize that you left an electrical appliance on.  Select Key Holder's® professionals will turn the appliance off and check all others that may have been left on.
Scheduled Servicemen
You can't make it in time for the scheduled repairman. A Select Key Holder's® professional will meet the repairman in your absence, supervise and lock up when done.
